How it all works
We’re with you every step of the way during your property investment journey! Here’s a brief overview of each step in the process..
We sit down and discuss where you are at right now, where you want to be in the future and how long you have to get there. We will look at your current lifestyle, short-term and medium-term goals, travel and budgeting plans, as well as your retirement goals so we can create a tailored investment strategy. During this session we
will discuss your finances and what you want to achieve in passive income from your
investments in retirement.
After your Discovery session we will work with your broker (or we can recommend one) to obtain an estimate Borrowing Capacity. Taking into consideration your lifestyle, cashflow and tax rate, we will research suitable investment opportunities that fit your strategy in areas with strong growth potential. We will then sit down with you and go through the opportunities, the Property Investment Analysis, all the numbers and research on the opportunity so that you can make an informed decision.
Expression of Interest
An Expression of Interest is signed on the property that best suits
your cashflow, goals and strategy, which takes the property off the market and places it on
hold for you while we confirm your Borrowing Capacity and achieve unconditional finance
approval. Usually this requires a $1000 holding deposit paid to the vendors solicitor.
Will be emailed to your Lawyer/Conveyancer to provide advice for you. Then we
will have printed copies to bring to you and go through to have them signed with you and
submitted to your Broker for valuation and finance approval. All signed contracts are
subject to finance approval.
We will work with you, your broker and the conveyancer up to Unconditional
Finance Approval so you can settle on your land or property with piece of mind. If banks are
slow and extensions are needed, we will make sure this happens for you and keep you
informed at every step of the way.
Oversee settlement of property and assist with handover to an experienced
Property Manager, so they can arrange for a tenant as soon as possible and start earning
you rental income. If you are settling on land and building, (to help reduce stamp duty and
improve depreciation) we will settle on land and then liaise with the builder and oversee all
insurances, approvals, deposits and assist with progress payments, quantity surveyors
report, landlord insurance and independent inspections until completion and handover.
Manage and Review
We don’t manage the property ourselves, but we are the first point of
contact for your property manager to make your life easier. After 12 months (or sooner if
you are motivated and proactive in accumulating properties and growing your portfolio
quickly) we complete an updated Property Investment Analysis for evaluation and track the
timeframe for your next investment!
